By the end of this year, I will have all of my insallment loans paid off except for my mortgage. I have 2 credit cards that will be in good standing, low balances and all that. I want to build my credit to get the best rate I can to build a house in about 2 years. Am I going to need another installment loan on my credit report to have a good enough score? Or will the mortgage and credit cards suffice?

Unless you have instances of defaulting or non-payment in your past, with the situation you describe, your credit should be good enough. Check your credit report for any errors.

Six months ago I co signed a auto loan for my brother at a credit union with no problem. If I go back to the same credit union will they let me take a personal loan by myself. I have been in chexsystem for 4 years now and have since paid all my bills. I have a credit score of 771 and a employment history of 5 years and make 40-$ 50000 a year.

Yes you may qualify at this point especially if you no longer owe a bank money
What might be the problem is that loan you co signed. The lender considers that amount owed as belonging to you and thus you no longer have enough income to repay 2 loans.

I cant pay these loans back and I have post dated checks with the payday loan companies. Im afraid they could prosecute me for the bad post dated checks. What is going to be the best way to handle this situation?

Immediately send them a letter via certified mail, keep a copy for you yourself.
State that those post dated checks should not be cashed and you would like them returned to you.
You could put stop payments on those checks, or close the account. Again you could put that in your letter.
I am not sure how that works, as this is more a loan, rather than the normal bad check problem.
But it is a good question, and you need to protect yourself.

I recommend looking around for “subprime” lenders. They are companies that specialize in working with clients with bad or less than good credit.

Are you sure your credit is bad? Make sure you know your credit score. If you truly do have bad credit, you may want to take some steps to improve your credit before you apply for a mortgage.

Also keep in mind that the rules and regulations for the subprime loan market have changed recently and it may be hard to qualify for a loan.

But anyway, do a search for subprime lenders and you’ll find a company that can help you. I work for Quicken Loans and you can contact us also if you like. We don’t do very many subprime loans, but you never know what you qualify for until you speak to a mortgage professional and get real and accurate advice and numbers.

http://www.bankrate.com will show you rates in your area. You should know that you have to have excellent credit to get a personal loan and also have the means to repay it.

A credit union is your best bet for a good rate and a safe lender to deal with.
